With the Haryana State Industrial & Infrastructure Development Corporation (HSIIDC) awarding the Rs 940 crore tender for building infrastructure for the first phase of the Global City project in Gurgaon, the stage is set for the start of construction for this mega mixed-use project.
The Global City will be coming up over 1000 acres of land along Dwarka Expressway in Sectors 36, 36B, 37 and 37B. It will have 12 million sq mts of built up area comprising commercial, office and residential towers, retail spaces, hospitals, schools, separate zones for hospitality, culture, start-up incubation and exhibition & convention centre. It will have a green landscape in the form of open green spaces and water bodies. A major highlight will be its own mass rapid transport system linked to the Rapid Rail Transit System (RRTS)
The construction work for the first phase of Global City comprising 570 acres, will start by December. Under this, the tender floated by the HSIIDC, requires building of roads, electricity, water supply and other infrastructure. There will be a network of 60-metre-wide roads within the city, 45-metre-wide sub-arterial roads, besides primary and secondary roads. There will be a Common Utilities Tunnel for accommodating utilities like potable drinking water, recycled water, electrical distribution, telecom/data, solid waste management, firefighting systems and other related facilities.
HSIIDC will be auctioning four large land parcels measuring around 173 acres for mixed use development. The largest land parcel measuring 86.05 acres will have permissible 65% residential and 35% commercial land use. The second largest plot measuring 58.11 acres will have 50:50 use for residential and commercial purposes. The third land parcel measuring 23.76 acres will have 65% residential and 35% commercial land use. The smallest land parcel of 4.84 17 for the largest land parcel. For the second and third largest size plots, the FAR will be 5. The reserve price of the plots acre size will be for institutional school. The permissible FAR for these land parcels will be 1.50 for the smallest land parcel and 6. vary from Rs 56500 per sq metre to Rs 147500 sq metre.
The complete infrastructure for the first phase of Global City will be developed by October 2026.
