Navratra this year is unique. There’s no Garba Dandiya or Durga puja pandal fever. India’s original centuries-old Oktoberfest fervor is deeply missed. There has been a frenzy at upgrading, renovating, decluttering, and modernizing homes. This excitement of having better homes has led to great home sales in August – September 2020. The preference being ready to move, with a WFH study/ utility room. We hope the trend continues in the new growth corridors like the Dwarka Expressway DWEX.
This triggered the idea of sharing with you what to watch out for when you take possession of your hard-earned and immensely loved new dream home.

Our life needs a Heartsong like “ Yeh Tera Ghar, Yeh Mera Ghar …“ or the Windchants melody “ Ghar se nikalte hi, kuch door chalte hi …”. Either way, buy a better home this festive season. Who had thought we all would play Ghar-Ghar, so seriously, irrespective of age.
There are physical verifications to be done and also a detailed documentation checklist to be completed. An indicative must do shared here.
A. Physical check :
- Layout and spaces inside the dwelling unit and lifts, basement, etc.
- Fittings and fixtures, as per the specifications list.
- Floor quality
- Paint finish
- Toilet and balcony water slope.
- Sanitary fittings working
- Appliances, brand and usage testing
- Doors and windows, check open- close.
- Locks and keys with a list.
- Electric points, intercom.

- Indemnity‐cum‐Undertaking (Resident Indians: to be typed on an Rs. …../‐ Stamp Paper and needed to be attested by the Notary Public).
- Non‐Residents Indians: to be typed on a plain paper and need to be attested by the Indian Embassy/Consulate/Notary Public (wherever permissible) based on your place of residence.
- Maintenance Agreement: (Resident Indians: to be typed on an Rs. …../‐ Stamp Paper). (Non‐Residents Indians: The Undertaking has to be typed on a plain paper.
- Documents for Club House: Membership Application Form and Rules & Regulations to be executed on a plain paper also need to attach 2 Stamp size photos of applicants and dependents, Copy of Pan Card, Copy of Address Proof, Proof of date of birth for all applicants & dependents.
- FORM “A” to be filled and typed on a plain paper (Allottee(s) ‐ KYC Documents of allottee(s) for Possession/Registration).
- NOC (No Objection Certificate) from Bank/ Loan closure proof (if availed loan).
- Power of Attorney (if applicable). Indians: The GPA has to be typed on an Rs. …./‐ Stamp Paper and the same is to be attested by the Notary Public. Non‐Residents Indians: The GPA to be attested by the Indian Embassy/Consulate/Notary, where you are residing and to be adjudicated in India at the District Registrar.
- Welcome home and the customary family photograph of keys handover.
