The Kolkata Metropolitan Area (KMA) recorded its strongest annual housing market performance since 2020, with property registrations reaching a high of 62,328 property registrations in 2025. This sharp increase underscores a significant surge in homebuyer appetite and reflects the broader expansion of the region’s residential market.
Market momentum remained intact through year-end. Notably, December emerged as the third-strongest month of the year with 5,571 property registrations, highlighting the sustained depth and consistency of Kolkata’s residential demand. The data captures both primary (fresh sale) and secondary (re-sale) markets for residential apartments during this period.
The share of apartments sized between 501-1,000 sq ft remained at the top position in December 2025, accounting for 59% of all transactions, showing an improvement compared to 43% in December 2024. However, the share of below 500 sq ft segment fell to 31% in December 2025, showing a marked decrease from 53% in December 2024.

This balanced demand profile positions Kolkata as one of the more stable and structurally sound residential markets among India’s major cities.”
In December 2025, the North Zone continued its momentum with an impressive 37% share of Kolkata’s total apartment registrations. Dum Dum, Khardaha, Barasat, and Baranagar witnessed large volumes in terms of number of registrations within this zone. With many peripheral locations catering to affordable and mid-segment products, this zone’s share remained the highest among all the micro markets. The South Zone closely followed with a share of 35% in December 2025, maintaining the second rank in the city.
