      Central Park unveils ₹1,200-cr ultra-luxury project Belanova; eyes ₹3,000 cr revenue potential

      Central Park Estates has launched Belanova, its ultra-luxury singular and unrepeatable venture where superlatively elevated living is immaculately woven with bespoke hospitality. Conceived to rechristen high-rise living, the residential venture has been undertaken with a total project investment of ₹1,200 crore and carries an estimated topline revenue potential of ₹2,500–3,000 crore.

      Comprising 124 residences with an average ticket size of approximately ₹25 crore, Belanova is positioned as a rare, low-density vertical estate within the 47+ acre Central Park Resorts ecosystem. The project is funded through project finance and internal accruals, with no institutional investor or private equity participation. Financial tie-ups and home loan approvals have been secured with all major banks including ICICI, HDFC, Canara Bank, PNB and others, reinforcing capital strength and buyer confidence.

      The company has outlined a calibrated monetisation roadmap for the project. It expects to achieve approximately ₹500 crore in FY26 through a private offer to friends and family, followed by an estimated ₹1,000 crore in FY27, reflecting strong demand visibility in the ultra-luxury segment. Revenue recognition and cash flow generation have already commenced, supported by approximately 25% sold stock along with new sales momentum.

      The development is scheduled for completion by July 31, 2026, with the formal launch aligned with the opening of Club Belanova in March–April 2026, during which a limited number of expressions of interest are being considered. Belanova follows a phased pricing strategy designed to reward early participation, with pricing set to increase by 7–10% after every 10 units sold, strengthening its value-appreciation proposition over the sales cycle.

Belanova is meant to stand apart quietly, commanding its place through substance rather than noise — a residence that truly belongs at the very top in real life.”

      Strategically located adjacent to the elevated Sohna carriageway with direct connectivity to NH-48, Belanova offers swift access to IGI Airport, Golf Course Road, Rajiv Chowk, Millennium City Centre Metro Station and key commercial districts.
