      NBCC set to execute ₹480-crore Marine Eco City project in Kochi

      NBCC (India) Limited is set to execute the landmark Marine Eco City Project in Kochi, a large waterfront mixed-use development being undertaken by the Kerala State Housing Board (KSHB). The foundation stone for the project was laid virtually by Pinarayi Vijayan, Chief Minister of Kerala, marking the formal commencement of the ambitious urban development along Marine Drive.

      Spread across nearly 17.9 acres of prime waterfront land, the Marine Eco City Project has been conceived as a self-sustainable urban hub integrating residential, commercial, hospitality and recreational spaces. NBCC (India) Limited, a Navratna CPSE under the Ministry of Housing and Urban Affairs, will serve as Project Management Consultant (PMC) for implementation of the project on an EPC basis.

      A memorandum of understanding for the project was signed between the KSHB and NBCC in 2023. The project will come up near the BPCL housing complex at Marine Drive. The landmark development is being undertaken by the Kerala State Housing Board (KSHB), with NBCC (India) Limited, a Navratna CPSE under the Ministry of Housing and Urban Affairs, Government of India, associated with the project as Project Management Consultant (PMC) for implementation on an EPC basis.

      The Marine Eco City Project has been conceived as a self-sustainable urban development model aimed at monetizing the land parcel while creating a modern residential, commercial and hospitality hub in Kochi.

      Phase I Development

      Phase I of the project will be developed on 3.16 acres and will comprise a mixed-use residential-cum-commercial tower with Lower Ground Floor + Upper Ground Floor + 26 floors, along with an adjacent parking block. The phase will have a total built-up area of about 85,733 sq. m. (around 9.22 lakh sq. ft.), including parking facilities.

      The building will feature parking and services in the lower ground and upper ground floors, Retail commercial spaces on the 1st to 3rd  floors, Office spaces on the 4th and 5th floors, Clubhouse and recreational facilities on the 6th floor and Residential apartments from the 7th to 26th floors. The residential component will comprise 152 apartments, including 80 three-bedroom (3BHK) units and 72 four-bedroom (4BHK) units, with eight apartments on each floor.

      This phase has already received key statutory approvals including CRZ clearance, Environmental Clearance, Pollution Control Board consent, Airport Authority NOC, Fire pre-NOC, wildlife clearance and GRIHA pre-certification. The estimated cost of Phase I is around ₹480 crore.

      Future Phases

      The Phase II and Phase III development will be undertaken on 14.74 acres and will significantly expand the project scope. Phase II will include a 5-star category hotel with 105 rooms along with a convention centre, designed to support tourism and business events in Kochi. Phase III will feature six residential towers with 952 apartments, comprising 538 three-bedroom units and 414 four-bedroom units, across LGF + Ground + 28 floors. The combined built-up area for these phases is proposed to be about 44.2 lakh sq. ft., including parking facilities.

      The Marine Eco City Project is expected to emerge as a major urban landmark along Kochi’s Marine Drive, strengthening the city’s residential, commercial and tourism infrastructure while promoting sustainable and planned urban development.
