As war-hit West Asia wobbles and the West slows, NRIs are increasingly rediscovering India for jobs, business and real estate amid global disruption. This prevailing scenario of reverse migration provides a potent opportunity to step up their overseas marketing and sales efforts to tap NRI investments.

The current state of economic and social turmoil, together with the onslaught of AI, has made the Indian diaspora nervous. The USA is no longer the land of opportunity like it was in the 80s and 90s. Overseas Indians are gripped with the fear of losing job, residency status, together with citizenship issues and growing discrimination. On the contrary, they are seeing an increasing opportunity in India which has emerged as the fastest growing economy, with GCCs, data centres, semiconductor units, mobile phone manufacturing, taking India beyond consumption economy on a path of manufacturing-driven economy. India, today offers matching pay and work environment like the west, with an added advantage of social comfort and wellbeing.

In the past, Taiwan and Vietnam have demonstrated how they got their skilled resources back to their countries. Today, overseas Indians are seeing the similar opportunity to head back home. Faced with business disruption, layoffs and economic uncertainty abroad, NRIs are increasingly looking at India -not just as an emotional anchor, but as a land of tangible opportunity. A depreciating rupee further sweetens the real estate investments for them.

All this is opening up a strategic window for Indian real estate developers to actively engage with overseas Indian communities through targeted outreach and on-ground presence. This is an excellent time for them to showcase quality residential projects to NRIs. It is clearly established by DLF Group’s recent investor presentation where it said that properties, mainly residential, worth INR 5250 crore were sold to NRIs, amounting to 32% of their total sales bookings of INR 16176 crore during January- December FY 26.

With the war-hit West Asia in a critical situation and Europe and UK into financial mess, we are waiting for lots of money to pour into Indian real estate. ‘Apna Ghar Hai Sabse Pyara; Milta Humko Yahi Sahara’ (Our own home is the dearest of all, we find our shelter right here).

Looking back, in 1991, I did my computer engineering with flying colours (Gold Medalist) from Nagpur University. Those were early days of computer literacy. At that time, there were ample opportunities in the western world- US, UK, Europe where skilled IT professionals were in high demand. They played a major role in setting up the tech ecosystem. My computer engineering batchmates are in the USA, working for Microsoft, Amazon, Facebook etc. They would often make fun of me, ‘ a university topper is stuck with a brick-and-mortar job while we are chilling out in Manhattan’. Today, all of them are looking up to India and calling me to help them buy a house here.

Developers, this is the time to benefit from reverse migration. Do road shows, send your sales team abroad, collaborate with brokers to pass on information to NRIs settled in the USA, Middle-East, UK and Europe, to push residential sales and cut down your inventories. Those who seize this opportunity and take to proactive global engagement, swiftly establishing their presence in key international markets, will be positioned to make the most of the emerging opportunity in the current crisis situation.
