Infrastructure will be determning the scale of Faridabad’s next phase of real estate growth .The biggest catalyst is the planned 31.42-km greenfield corridor connecting the Delhi-Faridabad-Ballabhgarh-Sohna spur of the Delhi-Mumbai Expressway with Noida International Airport at Jewar. This INR 3630 cr project includes an approximately 11-km elevated section and is designed to provide direct, high-speed connectivity from South Delhi, Faridabad and Gurugram to the airport.The corridor will also intersect the Eastern Peripheral Expressway, Yamuna Expressway and Dedicated Freight Corridor, strengthening Faridabad’s position within the larger NCR logistics and mobility network.
The DND-Faridabad-Sohna connectivity corridor will further improve links between Delhi, Faridabad, Gurugram, Sohna and the wider expressway network.This could provide a gradual boost to Faridabad’s locational advantage . What was once perceived as a peripheral NCR market could increasingly become a strategic node connecting Delhi, Gurugram, Noida, Jewar and the Delhi-Mumbai Expressway..
Adding another dimension to this transformation is the Haryana government’s plan to develop Faridabad Global City on the lines of Gurugram Global City The significance of this proposed 1000-acre Global City goes beyond the creation of another real estate project. Its proposed mix of business and commercial activity, education, healthcare, hospitality, retail, entertainment and civic infrastructure could help create a new economic node within Faridabad.The government is also looking at stronger NCR connectivity for the development, including Namo Bharat/rapid transit linkages which would further integrate Global City into the wider metropolitan economy.
Future Outlook
Significantly , Faridabad enjoys the advantage of entering infrastructure-led phase from a relatively lower base than Gurugram and Noida. It therefore offers developers and buyers a combination of comparative affordability, land availability, an established consumer base and improving connectivity.The next three to five years could see continued premiumisation of housing, greater organised retail penetration, expansion of SCO and mixed-use developments and rising interest in logistics and industrial real estate. Faridabad Global City could potentially add the missing employment and commercial dimension to this growth story.
Faridabad’s real estate story, therefore, is about a city being repositioned within NCR’s economic geography. Homes, high streets, offices, logistics, hospitality and large-scale urban infrastructure are beginning to converge, while Global City could provide a new economic anchor. The challenge will be ensuring that civic infra, public transport, roads drainage, social infra and last-mile connectivity keep pace with the real estate development.
