      Volney closes ₹18 crore deal for Sonu Nigam’s pre-leased retail asset in BKC

      Volney, a Mumbai-based commercial real estate advisory and investor network firm founded by Rohan Sheth, has facilitated the ₹18 crore sale of a premium retail property owned by Bollywood singer and performer Sonu Nigam at Trade Centre, Bandra Kurla Complex (BKC). The transaction was co-facilitated by Vivek Gupta. 

      The transaction adds to Volney’s growing track record of facilitating and managing prominent commercial real estate transactions across Mumbai. The firm has previously been involved in marquee transactions including the leasing of SpaceX’s Starlink office at Kanakia Boomerang, Chandivali, as well as commercial real estate transactions across BKC, Andheri and other key business districts. Volney also manages prominent commercial properties including Trade Centre at BKC, Kanakia Boomerang at Chandivali and Kanakia Wallstreet in Andheri.

      The latest transaction involves a 3,082 sq. ft. carpet area retail unit on the ground floor of Trade Centre, along with two car parking spaces. The property has been sold to SAA Estate LLP for a total consideration of ₹18 crore.

      The asset is pre leased to Down Town 29 at a monthly rental of ₹20 lakh, translating to annualised rental income of ₹2.4 crore. This makes the property an income generating commercial asset in one of Mumbai’s most established business districts, offering the buyer an existing tenant and recurring rental income.

      The deal further strengthens Volney’s positioning in Mumbai’s premium commercial real estate market, where demand continues for strategically located, income generating assets with established tenants.
