Agrasheel Infratech Pvt Ltd, one of North India’s leading real estate developers, has launched Aashrayam Phase-II, the second phase of its integrated plotted township in Lucknow. The project comprises 190 residential plots, registered with RERA and available for sale, and marks the expansion of the township following the successful sell-out of the first phase.

Conceived as Lucknow’s first vacation-themed township, Aashrayam is being developed as a master-planned residential community with a focus on open spaces, recreation and planned infrastructure. Its first phase, spread across 23 acres, comprised 276 residential plots and has been fully sold out. Aashrayam Phase-II is spread across approximately 11.25 acres (45,397 sq m), and is approved by the Lucknow Development Authority (LDA) and Uttar Pradesh RERA. The overall Aashrayam township represents a total investment of approximately Rs 250 crore, of which Phase-II accounts for an estimated Rs 100 crore, funded through promoter equity and construction-linked customer advances collected in the RERA-designated project account.

The developer has launched 26 plots in the inaugural offer window running from 1–15 August 2026, with an indicative sales realisation of approximately Rs 22.6 crore. The Basic Sale Price is Rs 6,250 per sq ft for the first 11 bookings and Rs 6,400 per sq ft thereafter, with inaugural launch discounts of up to 4% and 2% respectively.

A Digital-First Township

A key differentiator of Phase-II is the launch of the Agrasheel Infratech customer mobile app, available on the Google Play Store and Apple App Store. The app gives buyers a live dashboard of booking and payment status, access to cost sheets, demand letters and receipts, real-time construction updates with site images, instant RERA verification via QR code, digital storage of property documents and KYC, and a built-in Refer & Earn feature

Recreational and Physical Infrastructure

The project includes planned amenities such as a clubhouse, swimming pool, gymnasium, children’s play area, yoga and meditation park, reflexology park, senior citizens’ park, pet park, high street retail, an on-site school and a man-made lake, alongside a forest trail and a sports arena featuring a cricket practice net, football ground, basketball court and badminton court.

The project’s internal infrastructure includes 18-metre-wide roads, 100% underground utilities, dedicated sewer and storm-water drainage, an on-site Sewage Treatment Plant with net-zero discharge, rainwater harvesting and groundwater recharge, and 24×7 gated security and surveillance. According to the company, more than 45 percent of the township area has been planned as greens, roads and open spaces.
