      AU Real Estate has unveiled ‘The Sunflower’, an ultra-luxury residential project at Aditya World City along NH-24. The development carries an estimated revenue potential of around Rs 2,000 crore, marking the company’s expansion in Eastern NCR, a corridor witnessing steady residential demand supported by infrastructure upgrades and improving connectivity.

      Planned across 9 acres, the project will comprise 595 residences across seven towers, positioned as a low-density estate designed to emphasise space, privacy, and professionally managed living. The developer has simultaneously introduced Phase 1, spanning 7 acres and including 428 residences across five towers, reflecting a phased execution strategy.

      The residences include 3BHK and 4BHK configurations, with unit sizes ranging from 2,975 sq ft to 4,000 sq ft. Pricing starts at approximately Rs 3 crore onwards, placing the development within the premium and luxury housing segment. Each unit features large balconies of up to 553 sq ft, while select residences offer balconies extending up to 800 sq ft, aligning with rising demand for expanded private living spaces.

      Ashish Agarwal, Director, AU Real Estate, said the project reflects evolving buyer preferences. “The Sunflower reflects a measured shift toward low-density developments where space, privacy, and planning take precedence. By integrating bungalow-style residences with hospitality-led amenities, we aim to deliver a residential environment aligned with the expectations of discerning homebuyers while ensuring long-term value creation,” he said.

      Residences at The Sunflower will include walk-in wardrobes, Italian marble flooring, efficient layouts, and fully fitted kitchens. The project will deploy VRF/VRV air-conditioning systems, aimed at ensuring energy-efficient climate control.

      The master plan has been structured around openness, incorporating staggered tower placements, generous inter-building distances, and layered landscaping designed to optimise natural light, ventilation, and long-term liveability.

      Lifestyle infrastructure within the estate will include formal tower lobbies, elevated air lounges, and the centrally positioned Eternia Club, which will house dining venues, wellness facilities, a swimming pool, banquet spaces, and recreational amenities.

      Strategically located along NH-24, the development offers connectivity to Delhi, Noida, and Greater Noida, while benefiting from the corridor’s expanding social and civic infrastructure. The company also indicated plans for additional developments in Ghaziabad and Noida.
