Bharti Real Estate is betting big on India’s booming commercial property market, with CEO Sushil Kumar Sayal revealing plans to develop 20 million sq. ft. of Grade A office and retail space under its Worldmark brand at Aerocity, New Delhi, by 2031.
Positioned as India’s first Global Business District (GBD), the $2-billion project is being designed to cater to surging demand from multinational corporations seeking high-quality workspaces.
With India’s economy outpacing much of the world, multinational corporations (MNCs) operating in the country are ramping up their demand for Grade A office space, while those planning to enter the market are actively making inquiries.
“This has created a demand-supply gap in commercial real estate,” Sayal said.
“India’s economic growth is nothing short of remarkable. There is growing recognition of the country’s strength and capabilities, and that calls for the development of high-quality commercial assets. We have responded to this need by expanding our office and retail leasing portfolio, guided by extensive market research and close engagement with leading businesses and brands,” he noted.
Bharti Real Estate is investing about $2 billion to develop 20 million sq. ft. of commercial space under its Worldmark brand by 2031. Once complete, it will form India’s first boundaryless Global Business District (GBD). The GBD will also include The Mall, scheduled to open in 2027.
Spread over 90 acres, Worldmark is being shaped as part of the vision of Sunil Bharti Mittal, who built Bharti Airtel into one of the world’s largest telecom companies.
Worldmark, the flagship brand of Bharti Real Estate, was launched with the aim of creating an iconic commercial grade-A development poised to establish an identity comparable with renowned global commercial addresses.
Worldmark 1, 2 and 3 were designed by Kohn Penderson Fox and Rajinder Kumar Associates, across approx. 7.6 acres of prime real estate land, bridging Gurugram and Delhi as the key node. They are LEED platinum rated business complexes.
Located in the neighbourhood of IGI, international airport for the capital, the first of its three phases was completed in 2015, with a Gross Leasable Area (GLA) of 1.5 million sq. ft. apart from Atelier, a premium concept of independent office suites at the airport which followed the suite recognizing the need for long lease flexi offices. The Walk, a vibrant retail and F&B destination built in to the concept, houses over 50 retail tenants and many leading F&B outlets.
