Homebuyers of Koncept Ambience’s Botanika project in Gachibowli, Hyderabad, have reason to cheer as long-pending flat registrations have finally commenced. Following the signing of the Second Supplementary Development Agreement with the Telangana Housing Board (THB) on September 2, 2025, the regulatory hurdles that had delayed registrations have been conclusively resolved.

Registrations for Botanika Phase I and Phase II flats began on November 4, 2025, with active cooperation from THB, and over 124 flats have already been registered. The developer has confirmed that registrations for the remaining flats are underway and are expected to be fully completed by March 2026, bringing much-needed relief and clarity to existing buyers.

Koncept Ambience’s “The Botanika” is an IGBC Pre-Certified Platinum Residential Development spread across 7.3 acres in Gachibowli’s CBD.  Koncept Ambience Group the Developers of Botanika Project, completed Phase I in the year 2017 and Phase II in 2024, comprising of 352 flats out of which most of the apartment units have been sold and occupied. Few units as leftover inventory are now being offered for sale.

Due to some prolonged and evolving regulatory issues with Telangana Housing Board, the registrations of sold and occupied units were withheld till now.

After couple of deliberations THB signed the Second Supplementary Development Agreement on 2.09.2025, conclusively paving the way for registrations. 

Customers of Botanika project are relieved after   commencement of  Registrations of the flats in their name. Further registrations of flat are in pipeline and by March 2026, all customers will have their flats registered.

Agarwall, Director- Koncept Ambience, said, “As a goodwill gesture, we had  handed over the  possession of the flats to the customers and they are in uninterrupted enjoyment of same since  2017 with all amenities.”

“We are proud to say that we have stood firmly by our customers.  By March 2026 every buyer will have their flat Registered in their own name,” Agrawall added.
