On thought, philosophy & USP of ‘The Falcon’
Our thought and philosophy is captured in Dalcore’s tagline- ‘Design is Alive’. Through this landmark development, shaped by global design thinking, we are promising life elevated by design – a truly meaningful luxury that makes day-to- day living a beautiful and enjoyable experience. What more, it offers cost-effective design -led luxury living.
‘The falcon’ is a distinct identity that stands apart in both design and experience. It stands out not just for its interiors but also for its elevation and exteriors. What makes it special is that it is located in the heart of the most promising residential corridor of Gurugram- Golf Course Road.
The USP of the project is that it is a boutique luxury project where design leads and everything else follows. In our design philosophy, scale is not the yardstick for luxury but instead, design-elevated experiential living is the hallmark of our luxury space. We have endeavoured to bring a distinctive globally recognisable aesthetic to every aspect of the development. From private residences, the clubhouse, common areas, landscaped environments, there is a unified design language with sophisticated functional spaces for sharing, meeting and inspiring elevated life.
On Dalcore’s vision of cost-effective luxury living with value proposition
Our vision of creating a homegrown brand rooted in luxury living, sustainability and long-term growth, is essentially behind our promise of cost-effective luxury living with a value proposition.
Studying the fast-evolving luxury housing market, particularly the high growth NCR market, having growing lifestyle-driven choices of informed and discerning buyers, we found that there’s a clear gap between INR 10 crore and INR 100 crore luxury housing. With products like ‘The Falcon’, we are aiming to bridge that gap.
On features and amenities -rich development Despite being cost-efficient, ‘The Falcon’ is an amenity-rich luxury development. It is planned as a single iconic highrise tower, comprising 96 ultra luxury residences of 3BHK and 4BHK with apartment sizes ranging from 3446 sqft to 4122 sqft and each floor having 3 apartments. What makes it distinct is that it is the tallest tower in New Gurugram, spanning 39 floors and rising up to 165 metres. Its standout features include 3 penthouses, with each of them spread across three levels and a swimming pool on top of the skyscraper.
The amenity -rich features include an exclusive premium clubhouse with fitness and wellness facilities like pool, gym, yoga, jacuzzi, SPA, steam, sauna, massage. The recreational facilities like cinema, videogames, sports, besides bar, private dining, kids play areas, children’s pool etc further add to the amenities. All these zones for fitness, leisure, recreation and community engagement are aimed at delivering a balanced and multi-dimensional lifestyle. We have also partnered with global real estate consultancy-Cushman & Wakefield for marketing, selling and maintaining residential units.
Keeping sustainability in mind, The Falcon, a LEED Platinum certified project is designed for accessibility. We use underground water storage systems for temprature control and have elevated the project to prevent waterlogging. The presence of a natural water body further enhances the living environment.
On future expansion plans
Going forward, we will be focusing only on premium residential developments-both highrise and low-rise formats. We have plans to expand into other Delhi-NCR and north Indian areas including Panipat, Karnal, Mohali, New Chandigarh, with focus remaining on Haryana and Punjab. We will do residential and commercial projects includding plotted developments. If 4-floor plus stilt builder floors are allowed in Haryana, we will go for these developments. In Gurugram, we will be looking at other prime locations like Golf Course Extension Road (GCER), Dwarka Expressway.
The Falcon Has a Challenge of Designing

– Jonas Uptown- Hansen, Founding Director, UHA
The Falcon, is a compact project with a community of one tower. It is designed with a range of amenities. The wellness, fitness and recreational areas are all intimate and interactive areas to meet neighbours and initiate a conversation. There are private areas as well- we have tried to accommodate people of all ages and having different lifestyles.
Considering the hot, humid, dusty, rainy weather conditions, it’s a real challenge to design the project. We have a forward-looking, futuristic high -tech design , aimed at minimising heat. Uha has deviated from conventional high-rise formats to adopt a sculptural fluid expression with a distinctive skyline. The Falcon design enhances natural light, ventilation and spatial fluidity within residences. Sustainability and climate responsiveness have been integral to design approach with careful consideration of orientation, sun path and wind movement to optimise energy efficiency and thermal comfort.
Our project has highest green certification of Leed Platinum. As in terms of sustainability, the use of glass makes little sense, we have minimised glass and made our facade quite solid. Since airconditioning is a big energy guzzler, we have used balconies to avoid direct solar heat. Also, we have kept units 3-side open to ensure cross-ventilation. In terms of materials, we have kept building longeivity in mind. In order to ensure that the building doesn’t age fast, it’s critical to use right materials. As timely delivery is our priority, the tech that we have used, is deliverable.
Our Design Philosophy is to Improve the Rythm of Life

– Phillippe Starck, Co-Founder & Creative Director, YOO
The Falcon is a rare heaven of elegance and privacy. YOO’s basic belief that design should improve the rhythm of daily life, has set the design tone of ‘The Falcon’. At the Falcon, the philosophy comes alive through interiors that are not just visually striking but deeply human- spaces that invite feeling, not just admiration.
Set in a modern cyber hub, The Falcon offers two interior styles- Classic & Minimal. The Classic style brings warmth and a relaxed cosy feel to the residence. It is a sophisticated style with a strong mix of classic elements and contemporary objects. On the other hand, the spirit of Minimal is clean and calm. It is ideal for those who want to add their own layers and ideas to the interiors as per their taste and personality.
