Home registrations in Kolkata touch 4,470 in October, up 12% from last year: Knight Frank India

Kolkata’s housing market maintained its growth streak in October 2025, with the Kolkata Metropolitan Area (KMA) recording 4,470 home registrations—a 12% year-on-year rise—even as activity softened 16% month-on-month after a festive-driven September surge, according to Knight Frank India.

The data is based on registrations with the Directorate of Registrations and Stamps Revenue, Government of West Bengal. Between January and October 2025, the Kolkata Metropolitan Area recorded 51,212 apartment registrations, a 30% YoY increase over the same period last year. This sharp rise highlights a significant surge in homebuyer appetite and the broader expansion of the residential market in the region. The data captures both primary (fresh sale) and secondary (re-sale) markets for residential apartments during this period.

The month of October 2025 has, however, seen a decline in property registrations when compared month-on-month. The decline noted was 16% mostly due to the higher volume achieved in the previous month on account of Navratri or Durga Puja, which is an auspicious period for activities including home purchase and registrations.

The share of apartments sized between 501-1,000 sq ft remained at the top position in October 2025, accounting for 55% of all transactions, showing an improvement compared to 47% in October 2024. However, the share of the below 500 sq ft segment fell to 30% in October 2025, showing a marked decrease from 49% in October 2024.

Shishir Baijal, Chairman & Managing Director, Knight Frank India, stated, “Kolkata’s residential market observed stable growth in October 2025, recording a 12% YoY increase in home registrations, supported by sustained homebuyer confidence. On a month-on-month basis, registrations declined in both September and October. The dip is largely a result of the high base set in August 2025, which was the strongest month in almost 3 years. Registrations continue to remain in line with the average monthly registrations of 5,000 units observed in the first 10 months of 2025. Units over 500 sq ft accounting for 70% of all registrations, the city’s housing market is clearly shifting toward larger homes. Steady traction across the South and North zones, supported by improving infrastructure and connectivity, has further reinforced market activity. Kolkata’s housing market remains well-positioned for continued momentum through the remainder of 2025.”

In October 2025, the South Zone continued its momentum with an impressive 38% share of Kolkata’s total apartment registrations. Behala, Jadavpur, Kasba, and Sonarpur witnessed large volumes in terms of the number of registrations within this zone. With many peripheral locations catering to affordable and mid-segment products, this zone’s share remained the highest among all the micro markets. The North Zone closely followed with a share of 36% in October 2025, maintaining the second rank in the city.
