At a time when Gurugram has achieved the distinction of being the numero uno residential market of India, leaving Mumbai behind, this premier Delhi- NCR destnation is set for further residential growth , with Haryana Shahari Vikas Pradhikaran (HSVP), the statutory urban planning and development authority of Haryana,has set into motion the process to acquire land for developing several new sectors in the city to boost the supply of plotted housing and commercial property.
Land has been identified in Gurugram, for procurement through the Haryana e-bhoomi portal or the land pooling policy of the state government. The procurement of land will be carried out in phases with the first phase to be launched in March. According to HSVP authoroities, In the first phase 17000 acres of land will be procured in Gurugram from landowners to develop sectors 36A, 37, 68, 69, and 70. Sectors 68 and 70 are located on the Southern Peripheral Road (SPR) with close connectivity to Dwarka Expressway, Gurugram-Sohna Highway, Delhi-Mumbai Expressway, and Delhi-Jaipur Highway. Sectors 36A and 37 are also located near the Dwarka Expressway.
In the second phase, HSVP plans to acquire about 5000 acres for developing sectors 32 and 33 in Sohna, Sector 3 in Farrukhnagar, and sectors 2, 3, and 4 in Pataudi. Notably, 115 sectors have been developed under the Gurugram-Manesar Development Plan and the HSVP has developed Sector 1 to 57. Significantly, in the last 20 years, the authority has not developed any new residential real estate in the city.
HSVP officials said apart from Gururgam, they will procure land in adjoing Delhi- NCR city of Faridabad to develop sectors 94A, 96, 99, 101, 102, 103, 140, 141, and 142 as residential sectors. There are plans to develop sector 100 as a commercial sector. Additionally, sector 96A and Sector 97A will be developed as public and semi-public sectors. This is a part of HSVP’s state-wide plan to acquire 1.8 lakh acres of land for residential and commercial development.
As per the information revealed by the authorities, the new sectors planned by HSVP will comprise planned residential zones, wider road networks, public greens, commercial corridors and reserved land for public utilities like schools, hospitals, police stations to enhance the livability quotient of Gurugram.
This mega real estate development plan of HSVP to launch new sectors, will help end the domination of private developers in terms of supply, in turn providing relief to the public from spiralling land and property prices.It will further add to the attractiveness of Gurugram as an attractive destination for both domestic and international investors.
