      Hyderabad Witnesses Home Sales Rally

      Hyderabad residential realty that ushered in the new year on a dull note with fall in property registrations, has now seen a healthy rebound.

      According to Knight Frank India’s latest report, a total of 6,179 residential properties were registered during the month, reflecting a strong 32% month-on-month (MoM) rise and 3% year-on-year (YoY) increase. In terms of value, homes worth INR 4,139 crore were registered marking a sharp 42% MoM increase and 5% YoY rise, indicating continued traction in higher-value transactions.

      A marked trend witnessed in the February rally, was that homes priced above INR 1 cr accounted for 18% of total registrations, highlighting the continued prominence of the premium housing segment in the city’s residential market. The Hyderabad residential market spans four districts: Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy and includes transactions from both the primary and secondary real estate markets.

       According to Shishir Baijal, Chairman and Managing Director, Knight Frank India ,the February data indicates that Hyderabad’s residential market continues to demonstrate resilience despite short-term fluctuations in monthly registrations. “The continued prominence of higher-value transactions highlights the growing depth of demand in the city’s housing market. Supported by a strong employment ecosystem, expanding infrastructure, and relatively competitive housing prices compared to other major metros, Hyderabad remains well positioned to sustain steady residential demand in the medium to long term”,he says.

      TICKET SIZE ANALYSIS:

      Hyderabad’s residential registration trends in February reflected a modest recovery across both ends of the ticket-size spectrum. Registrations of homes priced above INR 1 cr increased by 6% YoY, indicating a revival in premium housing demand following the moderation seen in the previous month. At the same time, the affordable segment (homes priced below INR 50 lakh) also recorded a 7% YoY increase in registrations, suggesting a partial return of activity in the lower-ticket category after a prolonged period of weakening demand. 

       Notwithstanding the improvement in volumes at both ends of the market, the premium segment continued to dominate transaction values. Homes priced above INR 1 cr accounted for 48% of the total transaction value during the month, up from 45% a year ago, while representing 18% of overall registrations. This underscores the continued pricing power and demand depth in higher-value housing, even as the market shows early signs of broader participation across price segments. 

      The mid-segment (INR 50 lakh-INR 1 cr), however saw registrations decline by 7% YoY, with its share of total registrations falling from 26% to 23%. In value terms, the segment’s contribution also moderated from 28% to 25%, highlighting a continued squeeze in the mid-market as buyers either upgrade to premium housing or gravitate toward relatively more affordable options. 

      Considering the micro-market perspective, established IT-led micro-markets such as Gachibowli, Nanakramguda, Gaganpahad, Narsingi, Kondapur continued to anchor premium housing demand in the city, benefiting from proximity to employment hubs, mature social infrastructure, and strong connectivity. Overall, February’s registration trends point toward a gradually broadening demand base, even as premium housing continues to command a dominant share of the market’s total transaction value.

      Most registered properties in Hyderabad ranged between 1,000 and 2,000 sq ft, comprising 66% of total registrations. Units above 2,000 sq ft comprised of 16% of the transactions during February 2025.

       As per district level data, Medchal-Malkajgiri accounted for the bulk of registrations at 45%, followed by Rangareddy at 40%. Hyderabad district contributed to the remaining 14% of total registrations. The weighted average price of transacted residential properties rose by 2% YoY during February 2026. Among the districts, Sangareddy and Rangareddy registered the sharpest increase of 7% and 6% YoY.

      Beyond the concentration of bulk transactions, homebuyers also gravitated toward plush properties featuring larger sizes and superior amenities. The top five deals in February 2026 involved properties valued above INR 6 crore, with four of these transactions recorded in Rangareddy (West), while one was in Hyderabad (Central).
