      Pune home sales surge ahead of supply, premium segment leads growth

      Pune’s residential real estate market is witnessing a clear structural evolution, with increasing traction in the premium and mid-sized housing segments, particularly homes priced above ₹1 crore, according to the Pune Housing Report by CRE Matrix.

      In CY2025, the city recorded the sale of over 81,000 housing units valued at more than ₹63,000 crore, based on actual IGR-registered sale deeds of new homes, excluding bookings and resale transactions. This translates into a nearly 19% increase in units sold and over 71% growth in transaction value compared to 2021. While overall transaction volumes remain robust, buyer preferences are increasingly gravitating towards larger homes and higher-value offerings, reflecting rising aspirations and income profiles.

      In CY2025, Pune recorded over 14,000 homes sold in the ₹1–2 crore segment and about 3,300 homes priced above ₹2 crore, underscoring the strong momentum in premium and luxury housing demand. Sales in the ₹1–2 crore category have grown nearly fourfold since 2021, while the ₹2 crore-plus segment has expanded by about threefold, reflecting a clear uptrend in high-value home buying.

      The average value of a home sold in CY2025 stood at ₹78 lakh, marking a healthy 44% growth over the last five years, driven by larger home sizes and rising per-square-foot values. This highlights the steady premiumization of Pune’s housing market while preserving its strong value proposition for buyers. Notably, Pune continues to be the most affordable major housing market among Indian metros, with average home prices significantly lower than Mumbai (₹2.24 crore), Bengaluru (₹1.71 crore), and Hyderabad (₹1.98 crore), even as it records the highest housing unit sales in the country.

      The ₹78-lakh average ticket size underscores Pune’s unique ability to offer aspirational housing at accessible price points, reinforcing its position as the preferred choice for both end-users and long-term investors.

      Though preference of home buyers has moved to larger apartments, still Nearly 78% of homes sold during the year were priced below ₹1 crore, underlining Pune’s relative affordability compared to other major metros. However, demand in the sub-₹50 lakh, ₹75 lakh and sub-₹1 crore segment has moderated, even as the premium segment has expanded sharply. Developer portfolios have increasingly shifted toward larger configurations. The share of 3 and 4 BHK homes has risen from 20% to 29% and the share of 1 BHK homes in new launches has moderated from 18% to 11%. As a result, the average size of newly launched homes in Pune has increased by 17% over the past five years.

      Last year, environmental clearance and approvals in PMC, PCMC, PMRDA and the surrounding 5-km radius were temporarily stalled, followed by delays in demarcation approvals, which led to a lower number of new projects launches in Pune. Despite these short-term supply-side challenges, Pune district continues to lead the country in regulatory activity, with the highest number of MahaRERA-registered projects and agents in India. The district has consistently recorded over 1,000 new project registrations annually since 2021, underscoring strong and sustained developer confidence in the market.

      Commenting on the report, Manish Jain, President, CREDAI Pune, said, “Pune is surrounded by several recreational destinations within a short driving distance, making it an extremely attractive city to live in. With the Navi Mumbai International Airport becoming operational, international connectivity will improve significantly, further enhancing the city’s appeal. In addition, upcoming infrastructure projects such as the Ring Road are strengthening Pune’s long-term growth prospects.

      Although Pune is neither a capital nor a port city, it continues to attract people seeking a superior quality of life, supported by its pleasant climate, relative affordability, and a strong employment ecosystem. Current trends clearly indicate that homebuyers are becoming more aspirational, moving beyond purely affordable housing towards larger and more spacious homes. Any moderation in unit sales this year is not a reflection of weak demand, but rather temporary supply-side constraints, even as demand for mid and premium housing continues to strengthen.

      Speaking about the report, Abhishek Kiran Gupta, CEO, CRE Matrix, said, “The current property cycle across India is entering a phase of healthy consolidation, and Pune is moving in step with this broader trend. What stands out, however, is the city’s strong long-term growth trajectory. Apartment sales increased from around 65,000 units in 2021 to nearly 96,000 units in 2023, before stabilising at approximately 81,000 units in 2025—levels that remain well above pre-2022 benchmarks.

      While volumes have moderated by 12–15% from the recent peak, transaction values have shown far greater resilience, declining by only about 6%, underlining the strength and quality of demand in the market. This phase is not demand-driven, but reflects a natural shift in buyer preferences. Homes priced below ₹50 lakh have seen relatively slower traction, while the premium and luxury segments have recorded strong momentum. Pune’s housing market is clearly evolving, with buyers increasingly choosing larger, higher-value homes—signalling rising prosperity, maturing consumer preferences, and sustained confidence in the city’s future. “

      The CRE Matrix Pune Housing Report was unveiled at the Ramkumar Rathi Auditorium by Abhishek Gupta, Kapil Gandhi, Ishan Magar & Rahul Ajmera in the presence of  55 CREDAI developer members.

      According to developer and data expert Rahul Ajmera, his MahaRERA New Launches Report (January 2026) highlights a clear shift in developer strategy towards larger homes. The share of 3–4 BHK units has increased from 20% to 29%, while the proportion of 1 BHK units has declined from 18% to 11%, reflecting evolving homebuyer preferences.

      He added that retail shop launches have also risen from 6% to 8%, supporting the needs of a growing urban population. Project execution continues to remain strong, with nearly 40% of projects launched in 2025 and about 65% of those launched in 2024 having already completed excavation. In 2025, the market recorded 64,000 new launches and 81,000 registrations, indicating sustained end-user demand even as supply growth remains measured.

      Overall, Pune is transitioning from a volume-driven affordable housing market to a value-driven premium housing cycle, shaped by rising incomes, evolving lifestyle preferences, and constrained land supply—factors that are set to reshape the city’s residential landscape over the coming decade.
