Sanghvi Housing and Infrastructure Limited, a real estate developer primarily engaged in the construction and development of commercial and residential projects across the Mumbai Metropolitan Region and Thane district, Maharashtra, has filed its Draft Red Herring Prospectus with SEBI for an initial public offering.
Prithviraj Sankalchand Sanghvi and Pakshal Prithviraj Sanghvi are the promoters of the company.
The IPO comprises a fresh issue of up to 60,00,000 equity shares. The face value of each equity share is Rs. 10.
The proceeds from the fresh issue are proposed to be utilised towards investment in the company’s subsidiaries, Sanghvi Green LLP, SanghviP Builders LLP and Psanghvi & Jain Builders LLP, for part-funding the development and construction costs of its ongoing projects Sanghvi Horizon, Sanghvi Boulevard and Sanghvi Sapphire, respectively; funding acquisition of future projects; and general corporate purposes.
Sanghvi Housing and Infrastructure Limited has a major presence in the Western Suburbs of the Mumbai region, where the company has executed and continues to develop most of the company’s projects as per CareEdge Research Report.
Company’s core focus is on the redevelopment of existing residential properties and housing societies, particularly in established urban locations, where it seeks to unlock development potential and create modern residential developments while providing rehabilitation premises to eligible existing occupants. It also undertakes selective greenfield development on land parcels acquired by the company. Its project portfolio is predominantly concentrated in MMR and Thane district, enabling the company to leverage the company’s understanding of local market dynamics, property values, customer preferences, development regulations and approval processes.
Company’s portfolio comprises 31 projects aggregating 5,482,635 sq. ft. of total developable area and 2,181,772 sq. ft. of total saleable area across three stages of development.
The company’s revenue from operations increased to ₹101.83 crore in FY26, from ₹75.58 crore in FY25 and ₹62.64 crore in FY24. Its EBITDA increased to ₹35.86 crore in FY26, compared with ₹29.57 crore in FY25 and ₹12.88 crore in FY24, while profit after tax increased to ₹26.26 crore in FY26, from ₹20.81 crore in FY25 and ₹7.60 crore in FY24.
The Equity Shares that will be offered through the Red Herring Prospectus are proposed to be listed on the Stock Exchanges, being the BSE Limited (“BSE”) and the National Stock Exchange of India Limited (“NSE”), and together with BSE, (the “Stock Exchanges”).
