      TDI Infratech enters Ludhiana with ₹750 crore township project in partnership with DC Group

      TDI Infratech, in partnership with DC Group, has announced its entry into Ludhiana with the development of an approximately 150-acre integrated township. The development is backed by an equity investment commitment of INR 750 crore. The project will span over 6 million square feet of developable area, marking a significant step in the company’s continued expansion across Punjab.

      The expansion also builds on TDI Infratech’s strong development presence in the region, where the company has already delivered over 500 acres in Mohali with 2 Integrated townships and 42 acres in Rajpura. Within these developments, prime commercial pockets are now being launched as hotels and commercial centres, further strengthening the integrated urban ecosystem across its Punjab portfolio.

      Speaking on the expansion, Akshay Taneja, MD, TDI Infratech, said “Ludhiana represents a high-potential market with strong economic fundamentals and sustained end-user demand. Our acquisition of approx 150 acres reflects a long-term commitment to developing a benchmark township that integrates premium housing formats with robust infrastructure and lifestyle amenities. This project also marks an important milestone as our first township after achieving a debt-free position in 2025.”

      The project will comprise luxury group housing, residential plotted developments and low-rise independent floors, targeting both end-users and long-term investors. The diversified product mix aligns with post-pandemic buying trends, where homebuyers increasingly prioritise space, gated security and community infrastructure.

      TDI Infratech’s entry into Ludhiana is being viewed as a strategic extension of its Punjab portfolio, leveraging operational synergies from its existing developments in the state. With organised developers steadily increasing their presence in non-metro markets, the company’s latest acquisition positions it to capture the next phase of residential growth in Punjab.

      Spread across approx 150 acres with development potential exceeding 6 million square feet, the Ludhiana township will be rolled out in phases, enabling calibrated supply aligned with market demand while strengthening TDI Infratech’s long-term expansion strategy in the region. With Ludhiana emerging as one of North India’s most resilient real estate markets, driven by a strong industrial base, NRI inflows and aspirational homebuyers, the company is positioning the township as a large-scale, mixed-format residential ecosystem. Market trends indicate steady residential absorption in Ludhiana, particularly in premium plotted and low-rise formats. Improved highway connectivity, expanding infrastructure and strengthening social amenities have further enhanced the city’s appeal for organised township developments.
