CBRE South Asia Pvt Ltd has announced the entry of JustCo, the Singapore-headquartered Asia-Pacific’s leading provider of flexible workspaces, into the Indian market. Following a strategic collaboration to identify and finalize prime real estate, JustCo will officially launch its first two centers in India in February and April, respectively, this year. JustCo’s first India property would go live later this month at DLF Cyber Park in Gurugram, under its luxury brand – THE COLLECTIVE. The second would be located at the Helios Business Park in Bengaluru and will become operational by April.

Both centers will feature THE COLLECTIVE’s signature design philosophy, blending ergonomic workstations with collaborative breakout zones and state-of-the-art tech infrastructure. The Gurugram center is inspired by a Modern Haveli, featuring sunlit atriums and sandstone-red/jade-green aesthetics. The Bengaluru office is inspired by the Glass House at Lalbagh, designed as a “contemporary greenhouse” with botanical textures.
Moreover, the members would be allowed to tailor their office layouts, materials, and lighting to match their brand identity. Some of the other THE COLLECTIVE offices are located at Singapore’s Labrador Tower, Tokyo’s GranTokyo South Tower, Osaka’s Grand Green Osaka, Taipei’s Taipei Dome International Center, and Bangkok’s One Bangkok integrated district.
The launch marks a significant milestone in India’s rapidly evolving office landscape, as corporates and Global Capability Centers (GCCs) increasingly prioritize flexibility, premium amenities, and community-driven work environments. CBRE India served as the exclusive advisor for market tours, landlord meetings, site visits, and strategic advisory, ensuring JustCo’s first footprints are situated in high-demand, Grade-A business districts.
The move is in line with the broader trend in the Indian market where managed office solutions are becoming a core component of corporate real estate portfolios. In the October-December quarter, Flexible Operators accounted for 21% of the total office leasing in India, only behind the Technology sector which accounted for 24%. CBRE will continue to work with JustCo to scout more locations for their new centers.
