      Avante Spaces unveils mega 1.7 million sq ft commercial hub in Pune

      Avante Spaces Limited, a Kirloskar Group company, has announced the development of a landmark 1.7 million sq. ft. Grade A commercial project in Pune’s Central Business District, to be known as Avante Business Park – Kothrud. This marks a significant step in its expansion within the institutional commercial real estate segment, reinforcing its commitment to shaping the future of Pune’s business landscape.

      The project is conceived as a large-scale commercial campus, strategically positioned to provide efficient, centrally located office infrastructure for both global and domestic enterprises.  The development is expected to generate an annuity income of approximately 200 crores.

      The project will comprise three basements, ground floor and 20 upper floors (3B+G+20), offering expansive and efficient floor plates ranging between 85,000 sq. ft.  and 95,000 sq. ft. of leasable area. The floor is divisible in quadrants varying from 13,000 sq. ft. to 30,000 sq. ft. offering flexibility and scalability to potential occupiers. Surrounded by extensive green cover, the development provides a refreshing environment alongside modern infrastructure. This makes it well‑suited for Global Capability Centers (GCCs), IT, BFSI, engineering and manufacturing firms, co-working and flexible space operators and established corporates seeking long‑term occupancy. This project is scheduled for completion by the mid of 2027.

      Strategically located in the heart of Pune, the Avante Business Park will provide seamless connectivity through a dedicated tunnel at Karve Road, along with multiple arterial access points via Karve Road, Canal Road, and the newly constructed DP Road, ensuring convenient entry and exit. The development will integrate nearly 100,000 sq. ft. of F&B‑led support retail, including a food court, along with multipurpose training rooms, shared meeting spaces, a gymnasium, crèche, and clinic. It will also feature landscaped open areas, urban forests, and an open‑air amphitheatre – creating a holistic workplace environment that fosters productivity and enhances employee well‑being.

      Sustainability has been embedded into this project’s design philosophy from inception. The development is IGBC Platinum and USGBC Platinum pre-certified and is targeting WELL Certification, underscoring its commitment to occupant health and environmental responsibility. Key features include centralized energy-efficient HVAC systems, clean rectangular floor plates designed using passive solar principles to minimise heat gain while optimising natural daylight penetration, superior indoor and outdoor environmental quality, and extensive landscaped open spaces that contribute to microclimate balance.

      The project will adopt a long-term leasing strategy focused on institutional occupiers seeking high-quality office infrastructure in core urban markets. The development is also expected to generate approximately 15,000 direct and indirect employment opportunities during construction and operational phases.

      With this development, Avante Spaces strengthens its presence in the premium commercial real estate segment and reinforces its strategy of building scalable, sustainability-led assets in key urban markets.
