Airbnb Global Capability Center has leased 46,437 sq ft office space in DLF Cyber City, Gurugram, from DLF Cyber City Developers, according to documents accessed through Propstack, a real estate data analytics firm.

The leased premises are located on the 21st floor of Tower A in DLF Cybercity – Building No. 5. The transaction is a fresh lease and covers a carpet area of 32,506 sq ft and a chargeable area of 46,437 sq ft.

The lease tenure is five years, commencing from October 1, 2025. Airbnb will pay rent at Rs 132.5 per sq ft per month, translating into a monthly rent of Rs 61.53 lakh. The annual rental outgo works out to about Rs 7.38 crore, excluding escalation and other charges.

The lease carries an interest-free refundable security deposit of Rs 5.54 crore. The rent will escalate 5% every year during the lease term.

The documents also provide for 38 car parking spaces at Rs 7,500 per car parking space per month. Any additional car parking space, subject to availability, will be charged at Rs 8,500 per space per month.

Raja Seetharaman, co-founder, Propstack said, “Global Capability Centers (GCCs) have moved beyond simple back-offices to become the primary engine driving premium institutional leasing. Tech leaders committing to long-term, high-value leases at over ₹130 per sq ft proves that the appetite for top-tier grade-A infrastructure remains incredibly robust.”
