      Accenture leases 10.16 lakh sq ft office space in Hyderabad

      Accenture, an IT services and consulting company, has taken on lease 10.16 lakh sq ft office space in Hyderabad for 10 years at a starting rent of over Rs 7 crore per month, according to CRE Matrix.

      Real estate data analytic firm CRE Matrix has reviewed a lease deed between Aparna IT Hub LLP and Accenture Solutions Pvt Ltd. The deed was registered on June 10.

      Aparna IT Hub has leased 10,16,912 sq ft office space (chargeable area) in warm shell condition in two phases. The carpet area is around 7.57 lakh sq ft. The office spaces are located in Aparna Technopolis project at Kondapur, Hyderabad.

      As per the CRE Matrix, the first phase of the lease would commence from April 2026 while the rent will syart from December 16, 2026.

      The lease of the second phase will begin from September 2026 while the rent commencement date is February 1, 2027.

      The rent for office space is Rs 74 per sq ft. The rentals for the cafeteria are Rs 37 per sq ft.

      For the first phase, the starting monthly rent is Rs 3.53 crore and will escalate to nearly Rs 5.14 crore in the 2035-36 fiscal.

      The starting monthly rent is Rs 3.69 crore for the second phase, escalating it to Rs 5.37 crore in the FY’36.

      India’s office market has been performing well post COVID pandemic, driven by demand from foreign companies which are looking to set up Global Capability Centres (GCCs).

      Earlier this month, Accenture reported a net income of USD 2.39 billion in the March-May quarter, up from USD 2.24 billion in the year-ago period.

      Accenture follows a September-August financial year, making March-May the third quarter of FY26.

      The Dublin, Ireland-headquartered firm reported a revenue of USD 18.7 billion in the quarter ended May. It had reported a revenue of USD 17.7 billion in the same period of the previous fiscal year.
