JLL, a leading global commercial real estate and investment management company, has marked a transformative milestone with the formal inauguration of its most advanced Global Capability Centre in Hyderabad for JLL Business Services (JBS), the company’s integrated operations delivery platform.

Duddilla Sridhar Babu, Hon’ble Minister for Information Technology, Electronics, Communications, Industries & Commerce, and Legislative Affairs, Government of Telangana, inaugurated the facility as Chief Guest.

Strategic expansion

The 120,000 sq. ft. facility spans two floors in the Prestige Sky Tech building within Hyderabad’s Financial District, serving as JBS’s second hub in India after Gurugram. The center is expected to scale to 1,600 employees over the next two years.

Hyderabad’s emergence as a GCC powerhouse

Hyderabad is emerging as a powerhouse for GCCs in India, driven by a strong talent base, world-class infrastructure and a business-friendly ecosystem. The city commanded 16% of the nation’s total GCC leasing activity during the 2024 to mid-2026 period. The city’s appeal is particularly striking when examining its local market dynamics. GCCs accounted for an impressive 42% of all office leasing activity within Hyderabad itself, underscoring how deeply embedded these centers have become in the city’s commercial real estate landscape.

Financial services and insurance companies led the charge, representing over a third of GCC activity at 34.5%, while technology firms contributed 23.2%, healthcare and biotech companies 17%, and engineering R&D operations 12.1%.

The facility features a “Layers of Hyderabad” design concept celebrating the city’s history, culture, and technological innovation. Four culturally inspired thematic wings—Architecture, Landscape, Crafts, and Cityscape—are brought to life through curated wall graphics, framed artworks, 3D installations, and customized acoustic panels reinterpreting traditional Hyderabadi elements.

Employee wellness and inclusivity drive the design through barrier-free single-level flooring, wheelchair-accessible desks, 25% height-adjustable workstations, dedicated wellness and medical rooms, and 80% natural light penetration with integrated biophilic elements. The LEED-certified facility includes state-of-the-art technology infrastructure, flexible collaboration spaces for hybrid work, integrated acoustic systems, seamless AV integration across meeting rooms, and a vibrant cafeteria that doubles as a town hall venue.
