As a third-generation leader, how do you blend the core values and legacy strengths like trust and relationships with modern practices like data-driven decision making?

Land is the fundamental currency of our business. It is an axiom that land always appreciates with time. When your dealings are fair and transparent, risks for all stakeholders are minimized or eliminated altogether. With time we embraced technology and are ensuring that our designs, execution and service delivery for common area amenities are at par with internationally acclaimed standards for luxury farmhouse communities.
Our Management encourages fresh ideas from the entire rank and file of the team. Excellence in design, project execution and service delivery models form an integral part of our Key Performance Indicators (KPIs) to monitor incremental growth at regular intervals. Our internal review processes are very stringent and the entire team is trained and conditioned to take up challenges posed by the business. The successful launch of 6 projects in 5 years in Naugaon is a testament to our tenacity.
Fragmented land holdings and unclear titles pose challenges to farmland developers, impacting project timelines. What due diligence mechanism do you adopt to mitigate such risks?
Ram Rattan Group is revered as artificers of Naugaon. This trust hasn’t been built overnight. Under the dynamic leadership of our Chairman Vijay Ram Rattan, we have earned it from the local people over years of hard work and consistent performance. Our land procurement policy is driven by our larger motto of shared prosperity that begins with giving fair and timely compensation to farmers and land-holders. We have a 1000-acre land-bank ecosystem in Naugaon which is synonymous to the faith and goodwill we have instilled amongst the local people. Clear titles, fair and absolutely transparent land dealings are the USP of Ram Rattan Group. We have on-boarded retired officers from the land and revenue department who are very well experienced in land records, mutations, and taxes and bring that wealth of expertise to the work we do.
How digitization of land records is transforming the investment landscape in terms of growing transparency and winning the trust of buyers? What further reforms are required to unlock the full potential of farmland as an asset class?
Digitization of land records in India through initiatives like Digital India Land Records Modernization Programme,is undoubtedly reshaping land investment by improving transparency, traceability, and ease of due diligence. Online access to ownership records, cadastral maps, and transaction histories reduces the possibility of fraud, title disputes, and information asymmetry. With digitization, buyers can verify titles remotely, accelerating transactions, especially among first-time and institutional investors.
For unleashing the full potential of farmland as an asset class, further reforms are required. Some of those that I can think of are conclusive land titling (moving from presumptive to guaranteed titles), nationwide standardization of records, seamless integration across states, and real-time mutation updates. Liberalizing land leasing laws, and improving access to agri-credit and insurance will further enhance liquidity. Clear zoning norms and tax clarity can further attract institutional capital into farmland investments.

With stronger regulations, and managed ecosystems, farmlands are transcending into mainstream and more so with brands like ours, this asset class is getting a great fillip in terms of becoming credible alternative investment class, blending leisure living, and capital appreciation. Upholding our ethos of driving development from the front seat in the direction of the public infrastructure wave, our vision is to expand our land bank from the current 1000 to 5000 acres and venture along the Delhi Mumbai Expressway to Jaipur bringing our professionally managed luxury farmhouse communities closer to major tourist hubs in the northern and western belt of India.
