      Govt gives four-month deadline extension to RERA projects affected by West Asia conflict

      The real estate sector has received much-awaited relief as the Central Government has permitted a four-month extension under the force majeure provision for registered real estate projects facing completion deadlines on or after February 28, 2026.

      On July 31, 2026, the Ministry of Housing and Urban Affairs issued an advisory regarding the extension of registration validity and completion timelines of real estate projects impacted by force majeure events under the provisions of the Real Estate (Regulation and Development) Act, 2016 (RERA).

      The Ministry has advised all Real Estate Regulatory Authorities (RERAs) to issue necessary orders extending the validity of project registrations and completion timelines by four months for eligible projects where the date of completion, revised completion, or extended completion falls on or after February 28, 2026.

      Under Section 6 of RERA, project registration timelines may be extended in case of force majeure events, including extraordinary situations such as war or similar disruptions beyond the control of developers. To ensure ease of implementation and avoid individual applications from promoters, RERA authorities may issue a general order or direction granting the extension to all eligible projects.

      The decision comes after concerns raised by the real estate industry regarding the impact of the West Asia conflict, which disrupted supply chains, affected the availability of skilled construction workers, and increased pressure on project costs due to fluctuations in the prices of key construction materials.

      Industry associations and stakeholders had been seeking regulatory support, highlighting that these challenges were external factors beyond the control of developers and required a practical approach to ensure uninterrupted execution and timely delivery of housing projects.

      Commenting on the development, Dinesh Gupta, President, CREDAI Western UP, said, “CREDAI Western UP welcomes the Ministry of Housing & Urban Affairs’ advisory recommending that Real Estate Regulatory Authorities consider granting a four-month extension to eligible real estate projects under the Force Majeure provisions of RERA.       Lt. Col.
