J Estates, a leading real estate developer focused on senior living, has partnered with Emoha, India’s largest elder-care network, for its upcoming senior living project, J 36, in Sector 36, Sohna, Gurugram. The collaboration will bring together residential development and specialised elder-care expertise, to create a community designed around the evolving needs of residents and their families.

Spread across approximately 3.825 acres, J 36 will comprise 190 residential units, with an estimated sales potential of ₹525 crore. The project will offer apartments in 2 BHK + caregiver, 2.5 BHK + caregiver, and 3.5 BHK + caregiver configurations, measuring approximately 2,008 sq. ft., 2,186 sq. ft. and 2,535 sq. ft., respectively. The average starting price is approximately ₹2.40 crore.

A distinguishing feature of the project is the provision of a dedicated caregiver room in every apartment. This design element reflects the project’s focus on accommodating the evolving needs of senior residents while supporting independent living, privacy and access to personalised assistance when required.

Commenting on the partnership, Anil Godara, Managing Director, J Estates, said, “At J Estates, we believe that senior living requires a considered approach to both residential design and the experience residents receive over time. Our partnership with Emoha for J 36 reflects this understanding. By bringing specialised elder-care expertise into the project, we aim to create homes that support independence, privacy and comfort, while allowing residents and their families to plan for changing care requirements with greater confidence. Our vision is to build a senior living community where thoughtful infrastructure and professional service planning work together to support a better quality of life.”

J Estates will lead the development and construction of J 36, while Emoha will bring its elder-care expertise to shape the resident experience, including care, wellness and community life.

Commenting on the partnership, Saumyajit Roy, Founder & CEO, Emoha, said, “Families today want more than a well-designed home for their parents. They want the assurance that care, companionship and support will be there as needs change over the years. Through our partnership with J Estates, we are bringing Emoha’s elder-care experience into J 36 from the very start, so that the community is shaped around how seniors truly want to live. Our aim is to create a place where residents can live longer, fuller and more independent lives, and where their families can be at ease knowing they are well looked after.”

The collaboration reflects an integrated approach to senior living that combines residential design with a planned service ecosystem, recognising the importance of continuity of care, resident engagement and operational preparedness. It also comes amid evolving expectations around senior living in urban India, where families increasingly consider access to organised care, safety, social interaction and the ability to accommodate changing needs alongside independent living.

For J Estates, the partnership with Emoha marks a step towards strengthening its senior living proposition by bringing specialised elder-care expertise into the planning and proposed operations of J 36. The collaboration aims to align the built environment with resident services, supporting a model of senior living that places residents’ evolving needs at the centre of residential planning and service delivery.
