Kolkata home registrations jump 15% YoY in August 2025: Knight Frank

Kolkata’s housing market gained fresh momentum in August 2025, with residential property registrations rising 15% year-on-year to 6,196 units, according to Knight Frank India.

The sharp uptick—also 33% higher than July—reflects growing homebuyer appetite, supported by improving infrastructure, financing conditions, and rising demand for larger apartments.

The data encompasses transactions in both primary (fresh sale) and secondary (re-sale) markets for residential apartments during this period.

Between January and August 2025, a total of 41,440 apartments were registered in the Kolkata Metropolitan Area, reflecting a 37% YoY increase compared to the same period last year. This sharp rise highlights a significant surge in homebuyer appetite and the broader expansion of the residential market in the region.

The share of apartments sized between 500–1,000 sq ft improved in August 2025, accounting for 55% of all transactions, showing an improvement compared to 48% in August 2024. However, the share of over 1,000 sq ft segment settled at 13% in August 2025, showing an increase from 7% in August 2024.

Shishir Baijal, Chairman & Managing Director, Knight Frank India, stated, “Kolkata’s residential market continued the momentum with 15% YoY growth in property registrations in August 2025, underscoring steady buyer confidence. This is especially strengthened by the rise in registration of larger sized homes, also indicating a rising premiumisation trend gathering momentum in the city. The strong momentum is further supported by infrastructure upgrades, improved connectivity, and a more conducive financing environment that is expected to sustain through 2025.”

In August 2025, the North Zone continued its momentum with an impressive 35% share of Kolkata’s total apartment registrations. Dum Dum, Baranagar, Barasat, Lake Town and Belgharia witnessed large volumes in terms of number of registrations within this zone. With many peripheral locations catering to affordable and mid-segment products, this zone’s share remained the highest among all the micro markets. The South Zone’s closely followed with a share of 34% in August 2025, maintaining the second rank in the city.

The top 10 locations comprised 48% of August 2025’s apartment registration volume in Kolkata.
