KREEVA, the real estate arm of Kanodia Group, recorded ₹750-800 crore in sales on the launch day of Swaranaya, with all residences offered in the first phase fully booked. The ultra-luxury residential project is located near New Friends Colony in South Delhi.

Prices start at ₹15 crore, and the project offers 3.5, 4.5, and 5.5 BHK homes conceived as bespoke sky villas. The entire development will have 114 residences with the emphasis on spacious interiors and layouts that give families room to spend time together without compromising individual privacy.

The company offered only a select number of units across larger formats with 5.5 BHK condominiums getting completely sold out underlying robust demand for truly luxurious layouts.

Amenities and lifestyle facilities in the project are designed and operated by global partners, bringing nonpareil expertise to create a nuanced experience for the discerning homebuyers. Residents will have access to thoughtfully crafted spaces for leisure, recreation and social gatherings within the development, supported by a professionally managed environment with 5-star hospitality at Heart. The aim is to bring everyday convenience and opportunities for community interaction closer to home without compromising an iota w.r.t privacy and exclusivity that customers long for.

Swaranaya’s offering targets buyers, screened by leading professional profiling agencies, who want a larger residence alongside the 5 Tier security and top of the line facilities of a residential community. Its first-phase sales mark an important milestone for KREEVA in South Delhi, as the company prepares to broaden its portfolio across NCR and enter other markets.

As part of its NCR plans, KREEVA is preparing to launch a multigenerational residential project on Southern Peripheral Road in Gurugram. The proposed development is being conceptualised to accommodate needs, desires and aspirations of across age groups within close proximity while maintaining privacy and independence for each household.

Further strategizing the roadmap, the company has announced its next phase of expansion plan with an investment outlined of Rs 5,000 crore over the next four to five years. The funds would focus on land acquisition, project development and expansion across established luxury residential markets in Delhi-NCR and select tier 2 markets, including Chandigarh and Lucknow. Projects in these markets will be planned around the growing demand for luxury homes and evolving landscape of buyer preferences.

Dr. Gautam Kanodia, Founder, KREEVA and Kanodia Group, said, “The response to Swaranaya gives us confidence in the direction we are moving. People are willing to invest in a better home, but they also expect greater accountability from the developer behind it. As we grow, our responsibility is to understand those expectations and build a business that can meet them consistently. We have been able to establish as KREEVA a trusted name in luxury housing, recognised as much for its commitments as for its design and quality. Our expansion into new markets will be selective. We will enter where we see a genuine opportunity to serve buyers well and establish a lasting presence, while keeping our standards and financial discipline intact.”

In Chandigarh, Lucknow and other select Tier-2 cities, KREEVA will assess opportunities for luxury residential developments suited to local demand. The company will focus on locations and housing formats that appeal to buyers seeking larger homes, privacy and lifestyle amenities, rather than follow a uniform model across markets.

Ankur Balendu Dwivedi, Head of Sales, KREEVA, added, “The opportunity in luxury housing lies in understanding where demand is deep enough to support long-term growth. We see potential in Chandigarh, Lucknow and other select Tier-2 markets, where buyers’ aspirations are creating room for a more differentiated residential offering. Buyers are weighing the overall value of a purchase, including location, usable space, amenities and confidence in delivery, rather than looking at specifications alone. Our focus is to translate that understanding into commercially sound projects, with disciplined land acquisition, appropriate pricing and careful capital allocation. We want to build a portfolio that meets buyer expectations while maintaining financial discipline as we scale.”

Together, the planned launches and expansion into Chandigarh, Lucknow and other select Tier-2 markets mark KREEVA’s next stage of portfolio growth, combining projects in established NCR locations with a selective entry into emerging luxury housing markets.
