      MTNL, BSNL, RINL’s ₹13,500 crore realty assets set to hit market

      India’s real estate market could soon see a significant addition of government-owned properties, with realty assets worth around ₹13,500 crore belonging to MTNL, BSNL and Rashtriya Ispat Nigam Limited (RINL) approved for monetisation.

      The move is part of the government’s broader strategy to unlock value from underutilised public-sector land and buildings while supporting the financial restructuring and efficiency of state-owned enterprises. The Department of Public Enterprises (DPE) has approved the monetisation process, with the National Land Monetisation Corporation (NLMC) expected to bring these high-value assets to the market.

      Unlocking Hidden Value in Government-Owned Land

      Across India, public sector enterprises hold substantial land banks and property assets accumulated over decades. Some of these properties are located in strategically important urban and industrial areas but are no longer essential to core business operations.

      Monetising such assets could unlock capital while potentially creating new opportunities for real estate developers, investors, commercial occupiers and infrastructure companies.

      The latest ₹13,500 crore approval involving MTNL, BSNL and RINL represents another major step in this direction.

      A Continuing Push for Asset Monetisation

      The monetisation of non-core assets is not a new strategy for the government. MTNL and BSNL have already been working to monetise land, buildings, towers and other assets that are not required for their future operations. By January 2025, the two state-owned telecom companies had collectively raised nearly ₹13,000 crore through various asset monetisation initiatives since 2019.

      Previous government policy has also prioritised the transfer of suitable properties to government organisations, with assets potentially being offered to private buyers where government demand does not materialise.

      What Could This Mean for the Real Estate Sector?

      The arrival of high-value government-owned assets could create fresh opportunities in a market where acquiring large and strategically located land parcels can be difficult, MTNL BSNL and RINL’s Rs 13500 crore worth of realty assets to hit markets.

      Depending on their locations, land use and development potential, these assets could attract interest for:

      • Residential development
      • Commercial and office projects
      • Warehousing and logistics
      • Industrial development
      • Institutional and infrastructure projects

      However, the eventual market impact will depend on the specific properties selected, their locations, legal status, development permissions and the monetisation structure.
