      Beyond RERA Compliance: How stronger real estate regulations can build greater buyer confidence

      India’s residential real estate market is entering a phase where regulation is no longer only about creating a framework for transactions; it is increasingly about creating confidence around them. Recent data shows that the 50-city composite housing price index rose 7.0% year-on-year, while housing prices increased 2.7% between April and June 2026.

      For an industry where buyers commit a significant share of their long-term savings, this momentum also raises the importance of predictability. As property values and project investments grow, buyers are looking beyond the physical asset. They are assessing the credibility of the developer, the reliability of information and the likelihood that commitments made at the time of purchase will hold through delivery.

      Confidence Is Becoming a Market Asset

      RERA fundamentally changed the relationship between developers and homebuyers by bringing greater transparency, disclosures and accountability into the sector. The next opportunity is to make that framework more meaningful at the level where decisions are actually made. Compliance establishes a baseline. Confidence is built when buyers can rely on what they are being told.

      For developers, this distinction is becoming increasingly important. A project can meet its formal regulatory requirements, but long-term credibility is shaped by how consistently information is communicated, how realistically commitments are made and how closely execution matches those commitments.

      In a market where buyers have greater access to information, credibility is no longer simply a reputational consideration. It is becoming a business asset that can influence purchase decisions, strengthen brand equity and shape long-term market standing.

      Regulation Must Reduce Uncertainty

      The value of regulation should ultimately be visible in the reduction of uncertainty faced by a homebuyer. Transparency should not mean giving buyers more documents to navigate. It should mean making critical information easier to understand and evaluate. Project progress, timelines, approvals, financial commitments and delivery expectations should collectively provide a clearer picture of the decision being made.

      This is also where stronger regulatory frameworks can have the greatest impact. The focus should move beyond making information available to making it comparable, current and decision-useful. When project timelines, approvals, construction progress and other material information are presented consistently and updated in a timely manner, buyers are better placed to assess both the opportunity and the risks involved in a purchase. For regulators, the objective is not simply to increase the volume of information available. It is to improve the quality and usefulness of that information.

      The Developer’s Responsibility Does Not End With Registration

      Regulation can establish the rules, but execution determines whether confidence survives over the life of a project. For developers, this means treating transparency as part of project management rather than as a separate regulatory exercise. Realistic timelines, disciplined execution, timely communication and consistency between commitments and delivery can become important differentiators in a market where buyers have more information and more choice.

      The message for the industry is straightforward: regulatory compliance should be treated as the foundation of credibility, not its final destination. A developer that communicates clearly during construction, addresses delays responsibly and keeps project information current is doing more than meeting a requirement. It is reducing uncertainty for the customer and protecting the credibility of the business.

      Trust Has to Be Built Through Execution

      Buyer confidence is ultimately shaped by the experience between purchase and possession. When project information is shared consistently and transparently, it gives buyers greater visibility into the journey they have committed to and strengthens confidence in the developer’s ability to deliver.

      For developers, this makes execution a critical extension of regulatory credibility. Realistic commitments, disciplined project management, timely communication and responsible handling of challenges can distinguish a credible organisation from one that simply meets the minimum requirements. 

      The Real Test Begins Beyond Registration

      The future of real estate regulation should ultimately be measured by the confidence it creates, not simply by the number of registrations or compliance requirements it generates. For buyers, stronger regulation should make it easier to assess a project with clarity and confidence. For developers, it should encourage disciplined execution, transparent communication and greater accountability throughout the project lifecycle. For the wider industry, it should help make trust an integral part of market quality.

      India’s housing market has already moved considerably towards greater formalisation. The next step is to make that formalisation more meaningful at the level where it matters most: the buyer’s decision and experience.

      The next generation of real estate regulation will be defined not by how much paperwork a project produces, but by how much uncertainty it removes. That is where compliance begins to create confidence, and where confidence can become a lasting foundation for sustainable real estate growth.
