      AU Real Estate launches ‘Cosmos Corner’ in Siddharth Vihar at ₹6,900 per sq ft base price

      AU Real Estate, a multifaceted real estate developer known for design-led residential and mixed-use developments, today announced the launch of Cosmos Corner, a premium residential development located in Siddharth Vihar, Ghaziabad, with residences offered at an introductory base price of ₹6,900 per sq. ft. The project is being developed by Cosmos REIT Pvt. Ltd., a 100% subsidiary of AU Real Estate, through a competitive auction conducted by the Uttar Pradesh Awas Vikas Parishad at a transaction value of ₹336 crore.

      The development spans approximately 5.6 acres and will comprise around 831 residential units across 40 floors. The project is being developed with an estimated total investment of approximately ₹1200 crore and carries a projected revenue potential of ₹1600 crore upon completion.

      Designed around the philosophy of “Life of Expanse”, Cosmos Corner sets out to redefine premium urban living through planning, architectural distinction, and a curated lifestyle ecosystem — delivering on the aspirations of discerning homebuyers across the National Capital Region.

      Cosmos Corner comprises three iconic high-rise towers — Jagannath, Balabhadra, and Subhadra. The development offers three thoughtfully designed residential configurations, including spacious 3BHK apartments of 1,780 sq. ft., expansive 3BHK + multipurpose room residences spanning 1,972 sq. ft., and ultra-luxurious 5BHK homes spread across 3,175 sq. ft. The development employs a unique cross layout with every apartment designed as a corner residence, ensuring maximum privacy, abundant natural light, and cross ventilation throughout the year.

      The project follows a deliberate planning approach: each floor accommodates only seven apartments, serviced by seven dedicated high-speed lifts, ensuring minimum waiting time and seamless accessibility for residents. Every residence features an approximately 8-feet-wide sundeck balcony with two-side open views — a signature element that delivers a tangible sense of expanse and luxury living rarely found within this price segment.
