The Uttar Pradesh Real Estate Regulatory Authority has released its Half-Yearly Report for 2026, presenting encouraging indicators of sustained growth across the state’s real estate sector. The report highlights higher project registrations, increased housing supply, rising capital investment, and continued success in protecting homebuyers’ interests through efficient dispute resolution and recovery mechanisms.
The findings reaffirm Uttar Pradesh’s position as one of India’s fastest-growing and most transparent real estate markets, driven by strong regulatory oversight, improving infrastructure, and increasing investor confidence.
143 New Projects Registered in First Half of 2026
During January-June 2026, UP RERA registered 143 new real estate projects, compared to 134 projects during the corresponding period in 2025.
The highest number of registrations was recorded in Lucknow (37), followed by Gautam Buddh Nagar (27), Ghaziabad (19), Agra (10), Mathura (10), Varanasi (7), Jhansi (3), Barabanki (3), Bareilly (3) and Prayagraj (3).
These projects propose construction of 46,049 residential units with a cumulative investment of ₹31,952 crore, significantly higher than the 35,082 units proposed during the first half of 2025.
The continued increase in project registrations and housing supply reflects growing confidence among developers and investors in Uttar Pradesh’s policy environment, regulatory framework, and infrastructure-led growth.
Lucknow Emerges as Major Growth Centre Beyond NCR
The report highlights a significant diversification in Uttar Pradesh’s real estate landscape. While the National Capital Region (NCR) continues to attract large-scale investments, particularly in the premium and luxury housing segments, cities outside NCR are witnessing accelerated expansion of residential and commercial projects.
Lucknow the state capital has emerged as the state’s leading centre for real estate as from new project registrations,with 37 projects during the first half of 2026, demonstrating the city’s growing appeal among developers and homebuyers.
However, Gautam Buddh Nagar continues to lead in terms of overall investment and housing supply owing to the larger scale of projects and the concentration of luxury and super-luxury developments. Ghaziabad, despite registering fewer projects, also attracted substantial investments and a high number of residential units, reflecting sustained demand within the NCR market.

Steady Growth Continues Over the Last Three Years
The Half-Yearly Report also demonstrates the consistent expansion of Uttar Pradesh’s real estate sector over the last three years.
- Project registrations increased from 197 in 2023 to 259 in 2024, reaching 308 projects in 2025, representing a 19% increase over the previous year.
- Housing supply rose steadily from 55,297 units in 2023 to 69,365 units in 2024 and 84,976 units in 2025, marking a 22.5% increase in 2025 over 2024.
- Including the 46,049 units proposed during the first half of 2026, a total of 2,55,687 housing units have been brought into the market since 2023.
- Capital investment witnessed remarkable growth from ₹28,411 crore in 2023 to ₹44,526 crore in 2024, before increasing sharply to ₹68,328 crore in 2025, reflecting a 53.5% year-on-year increase.
The data indicates sustained expansion of Uttar Pradesh’s real estate ecosystem, supported by policy reforms, improved infrastructure, and greater participation from institutional and private investors.
UP RERA Facilitates Recovery of ₹2,173.78 Crore for Homebuyers
UP RERA continues to provide effective relief to aggrieved homebuyers through its robust recovery and enforcement mechanisms.
- ₹1,623.28 crore was transferred directly into the bank accounts of homebuyers in 6,411 cases after recovery through district administrations.
- An additional ₹550.50 crore was disbursed to 1,801 allottees through settlements reached with promoters following issuance of recovery certificates.
- Overall, ₹2,173.78 crore has been returned to homebuyers across 8,212 cases.
These recoveries have provided much-needed financial relief to thousands of homebuyers whose investments had remained blocked in delayed or stalled projects, reinforcing UP RERA’s role in safeguarding consumer interests.
Property Disputes Worth ₹6,032 Crore Resolved
UP RERA has also strengthened confidence in the sector through speedy dispute resolution across multiple platforms.
During the reporting period, property disputes worth ₹6,032.42 crore were resolved across 11,558 cases, including:
- ₹1,958 crore resolved in 3,237 cases before UP RERA Benches.
- ₹657 crore resolved in 1,648 cases through the Conciliation Forum.
- ₹3,417.42 crore settled through mutual agreements involving 6,673 allottees using the UP RERA online portal.
The Authority’s emphasis on conciliation and negotiated settlements has enabled quicker resolution of disputes while reducing prolonged litigation.
‘RERA Samvad’ Continues to Enhance Stakeholder Engagement
Introduced in May 2020 during the COVID-19 pandemic, RERA Samvad has evolved into an effective digital platform for stakeholder interaction through video conferencing.
Since its launch, UP RERA has conducted 206 sessions, successfully resolving 5,375 grievances raised by homebuyers, promoters, and other stakeholders.
The initiative continues to improve accessibility, transparency, and timely grievance redressal.

The Half-Yearly Report 2026 demonstrates UP RERA’s growing contribution towards creating a transparent, accountable, and consumer-centric real estate ecosystem.
With increasing project registrations, higher investments, expanding housing supply, faster recovery of dues, and efficient dispute resolution, Uttar Pradesh is steadily strengthening its position as one of India’s most attractive destinations for real estate investment and homeownership.

He further observed that it is encouraging to witness several cities beyond the NCR emerging as important real estate destinations due to rapid infrastructure development and an effective regulatory framework.
