      Kolkata housing sales rise 4% to 13,022 units in Jan-Sep: Knight Frank

      Housing sales in Kolkata rose 4 per cent year-on-year to 13,022 units in the first nine months of 2026, the second-fastest growth among India’s eight major residential markets, Knight Frank India said.

      New launches in the city, however, dipped 2 per cent to 11,503 units during January-September, keeping supply below sales.

      Unsold inventory declined 10 per cent to around 18,100 units, the property consultant said.

      The Rs 50 lakh-Rs 1 crore segment grew 11 per cent to 4,693 units, while homes priced at Rs 1-2 crore rose 6 per cent to 1,970 units.

      Together, the two segments accounted for over half of the city’s total sales.

      Homes priced below Rs 50 lakh remained the largest category with 4,996 units, or 38 per cent of sales.

      The weighted average price rose 4.2 per cent year-on-year to Rs 5,961 per sq ft ending in the July-September quarter, which was below the consumer price inflation of 4.8 per cent, it said.

      Across the eight major markets, housing sales remained flat at 2,58,238 units, while new launches rose 4 per cent to 2,79,899 units.

      “With prices rising below inflation and the city remaining one of the most affordable in the country, the market is well placed for the festive season,” Joydeep Paul, Senior Director, Occupier Strategy and Solutions, Knight Frank India, said.

      “Kolkata is eyeing growth in the housing market, with optimism around the city’s economic and industrial growth. At the same time, we are witnessing a gradual shift in housing sales towards the mid-income and premium categories. The growth momentum is expected to strengthen further with the festive period on the anvil, indicating a sustained appetite for homeownership in the city,” Saket Mohta, managing director, Merlin Group, said.

      “While the volumes in the luxury and ultra-luxury categories are still coming off a relatively small base, the sharp year-on-year growth in these segments is encouraging and points to the gradual emergence of a stronger luxury residential market in Kolkata,” Mohta said.
