NCR Connectivity on a New High!
In a run up to the 2024 general elections, the big infra connectivity push through mega rail and expressway projects in Gurgaon, Noida, Ghaziabad and Faridabad , will catapult NCR real estate to a new high.
In a recent initiative on the infra connectivity front, Prime Minister Narendra Modi has laid the foundation stone of Gurgaon Metro Extension. This Rs 5452 crore project will see a new metro corridor of 26.65 km from Millennium City Centre to Cyber Hub.To be constructed by Haryana Mass Rapid Transport Corporation Limited (HMRTC) – a SPV owned by the central government and Haryana government, the new metro link will prove to be a game changer for Gurgaon real estate. The new metro route will also put Dwarka Expressway on the metro map, turning the city into a coveted realty destination. Boosting connectivity and accessibility, the new Metro corridor will not only boost property prices but also open up immense investment opportunities , completely changing the dynamics of Gurgaon’s real estate market.
In a related development, the DPR of proposed 72 km long corridor of RapidX cum Metro from Ghaziabad to Noida International Airport, is being expedited. The proposed route of this Rs 16189 crore high speed corridor will pass through Ghaziabad RRTS station , Greater Noida West (Sector 4) , Greater Noida (Sector 2), Greater Noida (Sector 12), Surajpur, Pari Chowk, Ecotech VI, Dankaur, YEIDA North (Sector 18), YEIDA Central (Sector 21)and Noida International Airport. In the initial phase , there will be 25 stations while 13 more stations will be added later.There are plans to connect Noida International Airport to IGIA. In the wake of this, Noida and Greater Noida West will get a major connectivity boost.
On the expressways connectivity front, the stage is set for the start of work on Faridabad- Noida-Ghaziabad (FNG) . This 32 km long eway with proposed cost of Rs 800 crore, will have a 10 km corridor in Faridabad while the remaining 22 km stretch will fall in Uttar Pradesh. This greenfield expressway will be connected to Delhi-Mumbai Expressway (another greenfield expressway) which is connected to NH8 , Gurgaon.
Another mega expressway project set to be inaugurated by the Prime Minister in March , is the 29 km Dwarka Expressway , the longest urban elevated expressway. About 19 km of this expressway falls in Gurgaon while about 10 km stretch falls in Delhi. This Rs 10000 crore project will provide an alternate route to NH8 , between Delhi and Gurgaon. It will link prime Dwarka Sector 21 to NH8, passing through Gurgaon Sectors 88, 84, 83 and 99-113 including proposed Global City, before ending at Kherki Daula on NH8.
These mega infra connectivity initiatives, serving as a big booster, will provide a new dimension to real estate in the NCR, turning it into a high investment zone .
