Homebuyers and developers in Telangana are set to benefit as the Telangana Real Estate Regulatory Authority (TGRERA) automatically extended the registration validity and completion deadlines for eligible real estate projects by 4 months.

The agency cited the ongoing West Asia conflict as a `Force Majeure’ event. No application or fee is required to avail of the relief.

The decision comes following an advisory issued by the Union Ministry of Housing and Urban Affairs (MoHUA), which directed all State Real Estate Regulatory Authorities to treat the prevailing West Asia situation as a “war” for the purpose of invoking the Force Majeure clause under the Real Estate (Regulation and Development) Act, 2016.

According to the order issued by TGRERA on July 31, the automatic extension applies to all registered real estate projects whose original completion date, revised completion date, or previously extended completion date falls on or after February 28, 2026.

The Authority clarified that projects with completion timelines falling between February 28 and July 31, 2026, will now have their completion deadline extended up to November 30, 2026.

Automatic relief for developers

Invoking Section 6 of the Real Estate (Regulation and Development) Act, 2016, read with Rule 6 of the Telangana Real Estate (Regulation and Development) Rules, 2017, TGRERA said the extension will be granted automatically.

Developers will not have to submit individual applications or pay any extension fee, providing immediate regulatory relief to projects impacted by supply chain disruptions and other challenges linked to the geopolitical situation.

Centre treats West Asia situation as ‘war’

The order follows the Ministry of Housing and Urban Affairs’ advisory issued on July 31, advising all Real Estate Regulatory Authorities to consider the prevailing West Asia situation as a “war” for invoking the Force Majeure clause under RERA.

Based on the advisory, TGRERA has extended both the registration validity and corresponding project completion timelines by four months for eligible projects across Telangana.

Relief expected to aid project completion

The blanket extension is expected to provide breathing space to developers facing delays while also offering clarity to homebuyers awaiting possession of homes in ongoing projects. By eliminating the need for separate applications and fees, the Authority has ensured that the relief is implemented uniformly across all eligible registered projects in the State.
