The land is a measured asset and there is only so much available. The population growth creates the need for raw land to be shaped into residential, commercial, industrial, and other usages. In simple language, taking Delhi into our discussion, central Delhi expanded in all directions but the fastest regional growth happened in south Delhi, perhaps because of proximity, to the airport, better infrastructure, good hospitals and schools, and affordability at some point in time. This happened because central Delhi became extremely expensive.
Move a step ahead: when south Delhi became unaffordable, GURGAON was born and further expanded its boundary to Manesar, Bhiwadi, and so on. The boundary will always keep expanding when the population will load the existing infrastructure and make real estate viz land unaffordable.
This will create an INVESTMENT OPPORTUNITY in Real Estate. The better we understand in which direction the boundary will expand because of the economics of the region, the better our chances to make a killing by INVESTING in Real Estate at the RIGHT PLACE.
