      UP RERA urges homebuyers to verify project details before investing, explains rights under RERA Act

      The Uttar Pradesh Real Estate Regulatory Authority organized an interactive awareness workshop for homebuyers at Chaudhary Charan Singh University, Meerut, recently. The objective of the programme was to make homebuyers aware of the provisions of the RERA Act, their rights, and the importance of safe real estate investment. The workshop, organized for the Meerut Division, was chaired by UP RERA Chairman Sanjay Bhoosreddy through video conferencing.

      Addressing the programme, Bhoosreddy said that the Authority’s objective is not only to resolve disputes but also to educate homebuyers about their legal rights and responsibilities. He stated that when consumers make decisions with complete information, they can protect their investments more effectively. He urged homebuyers to verify all details available on the RERA portal before investing in any residential project. He also advised them to contact UP RERA without delay if they encounter any issue or dispute. He added that UP RERA is continuously making effective efforts to develop a transparent, accountable, and consumer-friendly real estate ecosystem in the state.

      Detailed Information Shared Through a PowerPoint Presentation

      During the workshop, UP RERA Principal Advisor Mr. Abrar Ahmad delivered a PowerPoint presentation through video conferencing, explaining various provisions of the RERA Act to the participants. He provided detailed information on the documents that should be verified before making an investment, the rights of homebuyers, the complaint filing process, and the circumstances under which homebuyers should approach RERA. He explained that if buyers verify all essential project-related information in advance, they can largely avoid problems such as fraud and unnecessary delays.

      Important Checks Before Making an Investment

      Participants were advised to verify the project’s RERA registration number, validity of registration, approved layout plan, land ownership documents, project progress, proposed completion timeline, designated project bank account, promoter’s track record, and the RERA registration details of the concerned real estate agent before investing in any project. They were also advised not to make investment decisions solely based on attractive or misleading advertisements.

      Special Emphasis on Safeguarding Documents After Purchase

      The programme highlighted that even after booking a property, buyers should regularly monitor the progress of the project. It was emphasized that the Agreement for Sale, allotment letter, payment receipts, updates available on the RERA portal, and all other related documents should be safely preserved, as these records serve as the primary basis for protecting buyers’ rights in case of any future dispute.

      Information Provided on Rights Available Under the RERA Act

      The workshop provided detailed information to homebuyers regarding their legal rights under the RERA Act. Participants were informed that every homebuyer has the right to receive accurate and transparent information about the project, execute the Agreement for Sale in the format prescribed by RERA, obtain possession along with registration within the stipulated timeline, receive interest in case of delay, claim a refund if the terms of the agreement are not fulfilled, and seek compensation for losses caused by misleading advertisements. The process of filing complaints through Form M and Form N was also explained.

      Advice to Approach RERA in Case of Disputes

      Participants were informed that if a promoter fails to comply with the agreement, issues misleading advertisements, makes unauthorized changes to the approved layout plan, demands unfair payments, cancels an allotment without valid reasons, or if the project or agent is not registered with RERA, they may directly approach UP RERA and seek legal assistance by filing a complaint.

      Experts Addressed Queries Raised by Homebuyers

      During the interactive session, participants raised several questions regarding project delays, possession, registration, refunds, interest, grievance redressal procedures, and the responsibilities of promoters. UP RERA Chairman Mr. Sanjay Bhoosreddy and Principal Advisor Mr. Abrar Ahmad responded to all the queries in detail, explaining the relevant provisions of the RERA Act and guiding homebuyers on how they can safeguard their rights through UP RERA whenever required.

      Participation of Senior Officials from the Meerut Division

      The programme was attended by Meerut District Magistrate Dr. Vijay Kumar Singh, Vice Chairman of the Meerut Development Authority (MDA) Mr. Sanjay Kumar Meena, and other officials of the Meerut Development Authority participated as Special Guests. The dignitaries appreciated the role of UP RERA in enhancing transparency in the real estate sector and protecting the interests of homebuyers.
