      UPRERA issues advisory to protect homebuyers from real estate fraud

      In order to safeguard the interests of homebuyers and promote transparency in the real estate sector, the Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has issued a detailed advisory outlining important precautions that buyers must take before purchasing any property. With increasing investments in housing projects across the state, UPRERA emphasizes that informed decision-making is essential to avoid future disputes and financial risks.

      UPRERA has strengthened its online portal to ensure that all critical project-related information is readily accessible to the public. Homebuyers are strongly encouraged to verify project details directly from the official portal before making any commitment.

      How to Access Project Details on the UPRERA Portal

      Homebuyers can easily verify the authenticity and status of any registered project by following these steps:

      ·      Visit the official website: up-rera.in

      ·      Click on the “Registered Projects” section

      ·      Search for the project using the Project Name or Registration (PRJ) Number

      ·      Click on the “Blue Eye” icon to open the project details page

      ·      View the basic project information like Project start and completion date, Registration number (Form-c), promoter details etc.

      ·      Go to project details to view complete information of the project like development works, project bank details, land details, uploaded documents, etc.

      Mandatory Checks Before Buying a Property

      UPRERA advises all prospective homebuyers to carefully examine the following key aspects before finalizing any property purchase:

      1. Land Title and Ownership Details

      Buyers must verify that the promoter has a clear and legally valid title to the land on which the project is being developed. The land should be free from disputes, encumbrances, or legal claims. The ownership details uploaded on the portal provide transparency regarding the legitimacy of the project.

      2. Sanctioned Map and Layout Plan

      It is crucial to review the approved building plan and layout sanctioned by the competent authority. Buyers should ensure that the construction being advertised and sold matches the approved plan. Any deviation from the sanctioned map may lead to legal complications or future alterations.

      3. Inventory Details Match

      Homebuyers should cross-check the unit being offered (flat, plot, or commercial space) with the inventory details available on the portal. This helps confirm that the unit is officially registered, available for sale. Matching inventory details prevents duplication and fraudulent sales.

      4. Project Bank Account Details / Collection Account

      As per RERA provisions, developers are required to deposit at least 70% of the funds collected from buyers into a designated project-specific Collection account. Buyers should verify these account details to ensure that their investment will be used only for the construction and development of that particular project, thereby reducing the risk of fund diversion.

      5. Quarterly Progress Reports (QPRs)

      UPRERA mandates that promoters regularly update the status of their projects through Quarterly Progress Reports on the portal. Buyers should review these reports to understand the construction progress, timelines, and compliance status. Consistent updates indicate transparency and accountability on the part of the developer.

      6. Number of Complaints Filed Against the Promoter

      Before making a purchase, buyers should check whether any complaints have been filed against the promoter and the nature of such complaints. A high number of grievances or unresolved cases may indicate potential risks and should be carefully considered.
